Responsibilities of the City Assessor

The City of Gibraltar has retained the services of WCA-Assessing, LLC and they are now servicing the City. Assessor David Yack has been assigned to the City of Gibraltar.

Staffed Wednesdays 8 a.m. – 12 p.m. 

The Assessing Department is responsible for the identification and valuation of all real and personal property within the City of Gibraltar. Personnel appraise new construction, reappraise existing construction, calculate land values, administer the principal residence exemption program, record sale data and property transfers in compliance with the all applicable statutes. New construction and plats are added to the Assessment Roll as of December 31st each year.

Board of Review

The Board of Review consists of four (4) residents of the City of Gibraltar. One (1) member serves as Chairperson, with two (2) serving as regular members and the fourth as an alternate, should another member not be available to serve.

After assessment notices are mailed to taxpayers of Gibraltar, the Board of Review meets on the first and third Tuesdays in March to hear assessment value appeals. After the close of the Board’s meetings in March, the assessment roll is final for the current year.

In the months of July and December, the Board holds meetings for the purpose of correcting “mutual mistakes of fact” and “clerical errors” which have occurred.

March 2024 Board of Review

The 2024 March Board of Review will convene in the City Hall at 29450 Munro, Gibraltar, MI 48173.

The meeting is scheduled as follows:

APPEAL HEARINGS

March 5, 2024 @ 6:00 PM to 9:00 PM
March 19, 2024 @ 1:00 PM to 9:00 PM

Other hearing dates and times may be scheduled as needed. Hearings are by appointment only. COMPLETED 2024 BOARD OF REVIEW PETITIONS ARE NECESSARY, the Assessor’s Office will hand out the petition prior to your appointment. The deadline for submitting petitions for all persons wishing to appeal in person before the Board of Review is Monday, March 18, 2024.

A resident or non-resident taxpayer may file a petition with the Board of Review without the requirement of a personal appearance by the taxpayer or a representative. An agent must have written authority to represent the owner and it must be submitted to the Board of Review on the form prescribed by the assessor’s office. Written petitions must be received by Monday, March 20, 2023 to be reviewed by the Board. Postmarks are not accepted.

Copies of the notices stating the dates and times of the meetings will be posted and published in the local newspaper.

All Board of Review meetings are open meetings in compliance with the “Open Meetings Act”.
